Project Overview:
This project marks TD’s first design‑build project and first engineer‑of‑record role in Colorado, and it also represents an important step in supporting the region’s electrification efforts by eliminating gas systems and implementing high‑efficiency, all‑electric heat pump technologies.
The Opus Group is an integrated commercial real estate development, construction and design firm with projects and offices across the country. The Bellwether Apartments at 4600 Syracuse is a multifamily residential project where TD provided mechanical and plumbing construction, along with in‑house engineering and design support.

The 4600 Syracuse project presented several unique challenges from design through construction. As TD’s first design-build project in Denver, and with TD serving as the engineer of record, the team was able to identify and resolve issues early. Denver’s Green Initiative eliminated the use of gas water heaters, requiring TD to switch to high-efficiency heat pumps and integrate them with minimal impact on the apartment layouts. During design, the city ruled that the project required elevator pressurization and a corresponding smoke control system, even though the building is not considered a high-rise. TD addressed this scope gap by designing a fully compliant system. The success of this project positions TD and the Opus Group for many future collaborations.
