The Importance of Maintaining Your Rooftop Units

TD uses both experienced trade skills and patented technology to maintain HVAC equipment, including rooftop units (RTUs).

To ensure that your HVAC rooftop units are operating, it is recommended that equipment be inspected thoroughly – either with your onsite facilities team or by a TD technician – to prevent a small issue from becoming a larger problem. There are generally two types of inspections: routine and annual. Both serve to increase reliability and the efficiency of your equipment.  Routine inspections check for the general condition of your equipment, while annual inspections are a more thorough maintenance call. The frequency of inspections depends on several factors including the age of the equipment, the conditions the equipment are in, the facility size, and even physical location. A typical office building in Houston, TX would have a different routine maintenance program than a hospital in Chicago, IL.

Routine Inspections (Quarterly or more frequently):

  • Inspect operation and condition of equipment including heating element, electrical supply, and building controls, if applicable
  • Check coolant levels, pressures and temperatures
  • Change filters

Annual Inspections (At least once a year):

  • Grease bearings
  • Change belts
  • Clean drain pans
  • Clean condenser coils and evaporator coils, if applicable

Working with HVAC equipment can be dangerous, and your TD technician is trained to handle various conditions and specialized equipment. Electrical currents, machinery, and toxic chemicals are three hazards that affect the safety and the operation of equipment. RTUs are especially susceptible to dirt and debris being located outside. TD recommends that only qualified personnel clean, maintain, service, or replace components related to critical systems.
